Namun , sampai ujung Juli lalu pencapaian marketing sales baru sebesar Rp 3,3 triliun.<\/p>\n<p>Toh , manajemen emiten dengan kode saham CTRA ini belum akan merevisi target\u00a0 , belum mencapai 50 % .<\/p>\n<p>Harun Hajadi , Direktur CTRA menuturkan realisasi marketing sales hingga Juli lalu ditopang dari penjualan proyek-proyek yang sudah ada maupun proyek baru . Tahun ini , CTRA telah meluncurkan proyek anyar Citraland Cibubur dan Citraland Taliasa City Makassar .<\/p>\n<p>Perusahaan yang berdiri sejak 1981 silam ini juga merilis klaster baru di proyek lama. Contoh , di CitraMaja Tangerang , CitraRaya Tangerang serta Citra Garden Sidoarjo .<\/p>\n<p>Di semester II-2017 , CTRA masih akan meluncurkan beberapa klaster baru di proyek lama . September ini , CTRA bakal merilis satu klaster baru di CitraLand Surabaya . Rumah tapak ini ditujukan untuk pasar menengah seharga Rp 800 juta-1 miliar per unit .<\/p>\n<p>CTRA juga berencana meluncurkan Newton 2 di CBD , Jakarta . Apartemen untuk segmen menengah ini dijual seharga Rp 1 miliar per unit.<\/p>\n<p>Yehuda Anthony Harahap , Analis Philip Sekuritas , menilai CTRA unggul lantaran memiliki diversifikasi produk yang beragam . Proyek CTRA juga tersebar di berbagai daerah melalui usaha patungan atau kerjasama dengan pihak lain .<\/p>\n<p>Di sisi lain , banyak proyek CTRA menyasar pasar menengah ke bawah . Ini akan membawa keuntungan karena permintaan property segmen menengah ke bawah masih cukup tinggi . Yehuda memperkirakan\u00a0 , proyek yang bakal menyumbang marketing sales cukup besar adalah CitraLand Cibubur senilai Rp 340 miliar dan Newton 2 di Ciputra World dengan nilai Rp 400 miliar.<\/p>\n<p>Tapi , Antonia Febe , Analis Reksadana Sekuritas , bilang , cukup berat bagi CTRA untuk mencapai target marketing sales tahun ini . Dia memproyeksikan marketing sales CTRA tahun ini hanya Rp 7 triliun .<\/p>\n<p>Walau CTRA mempunyai proyek property dengan harga dibawah Rp 1 miliar , marketing sales dari proyek tersebut belum cukup membantu pengembang ini untuk mencapai target . Tahun depan , Antonia memperkirakan prapenjualan CTRA masih stagnan di angka Rp 7,1 triliun .<\/p>\n<p>Hitungan Yehuda , marketing sales tahun ini Rp 8,12 triliun dengan laba bersih Rp 1,1 triliun .Sedangkan Antonia memperkirakan laba bersih CTRA cuma Rp 947 miliar .<\/p>\n<p>Antonia merekomendasikan tahan untuk saham CTRA , dengan target harga Rp 1.070 per saham . Sementara Yehuda memberikan rekomendasi beli untuk saham CTRA dan memasang target harga Rp 1.480 per saham.<\/p>\n<p>Kamis (31\/8) , harga saham CTRA Rp 1.170 per saham .
